The landscape of the buzzing Main Road precinct in Kenilworth, Cape Town - at the intersection of Summerley Road, has changed dramatically with completion of the brand new Pam Golding on Main multi-use retail and office development, which opened its doors on 25 June 2015.
Revitalising this busy, strategically positioned node - and with a host of launch specials enticing shoppers and visitors, the ground floor retail space is fully tenanted while the office accommodation is almost fully let, says Peter Golding, who has project managed the upmarket redevelopment on behalf of the Pam Golding Property group.
Completed right on schedule, the AAA-Grade building comprises a gross lettable area of 4100sqm in total plus 185 parking bays and incorporates a number of green building features, with a focus on energy and water efficiency in order to reduce operating costs and improve the environment for tenants, shoppers and visitors. It is envisaged that this vibrant new development will help kick-start a hive of activity and regeneration along Main Road, with ground floor shops and restaurants opening onto the pavement and street, adding vitality and energy to the space and connecting with the local community.
Pam Golding Properties is the anchor tenant with their Western Cape regional office – incorporating their flagship Southern Suburbs office, occupying the entire first floor and a portion of the ground floor, while the group’s IT department is situated in a portion of the third floor.
Early days of PGP
“This is a historic moment, as Pam Golding Properties rented office space over the road shortly after Pam first launched the business way back in 1976,” says Peter Golding. That was across the road from the new building, until we relocated to the current site in what was formerly known as Concord House. In those days this was the space which had been the post office and LJ Electrical, while the upstairs part of the property was at that stage used as a flat. We were sandwiched between Glenda’s Pet Foods and an SA Perm agency, and when the latter moved out in the early 80s we took over the space and started our rentals business. In those early days there were only three or four agents and a secretary, but the business rapidly began expanding, with more and more agents and additional offices springing up in Sea Point, Bellville, Claremont and Fish Hoek. And so the early foundations were laid for what is today a major, globally acclaimed business.”
From the 1950s to the 70s Kenilworth was very much a village and this culture remains – Noyes Chemist has been located across the road from the site of Pam Golding on Main for as long as one can recall, and other businesses such as Kenilworth Supermeat and the clothing shop Teales remain, along with Oakhurst Farmstall, Jakes on Summerley and Barusso’s Restaurant. The Pam Golding Property group acquired the property – now Pam Golding on Main - on the corner of Summerley Road and Main Road in the early 1990s.
Reminiscing further about the early days, Peter recalls inheriting his sister Jill’s puppy, a boisterous Springer Spaniel called Shandy, as her first son was born and the puppy was too much of a handful. “I joined PGP in 1983 and was staying in a house in Rosebank at the time, and left Shandy in the back yard during the day – which did not work out as he barked in protest at being left alone. So I brought him to work with me, and he spent all day very happily lying under my desk. At that stage the Standard Bank branch was just down the road, and when there was banking to be done it gave me an opportunity to give Shandy something to do. Being a retriever he was only too happy to carry the bank book with the cheques, and so off we went to the bank. While I was inside depositing the cheques he would patiently wait outside and became very popular among the local community. Of course in those days, all your banking transactions were carried out at the bank, so everyone in the village of Kenilworth visited at some time or other – and so Shandy became something of an institution.”
Pick n Pay small store offering
Good news for local residents and office staff is that national retailer Pick n Pay has taken up 510sqm on the ground floor of the new building for their exciting new small-store offering – which includes Knead Bakery and Cafe, with its freshly brewed coffee and piping hot bread. The well-positioned Pick n Pay Local offers shoppers longer store hours, easy access and convenient parking, as well as a host of specials on top wines from leading wine estates and choice fillet, rump and porterhouse steaks to celebrate the opening.
“We’re confident we’ve thought of everything the local shopper could want and look forward to getting to know them,” says Gustave Möller, Pick n Pay GM for Business Development. “This Pick n Pay Local represents the ultimate in quality, affordable convenience – superior cuts of meat for the braai, the freshest fruit and vegetables all day every day, a feast of gourmet specialities in the deli and a specially selected range of groceries to ensure you never run out.”
Other retail tenants include the dynamic Bootlegger Coffee Company on the ground floor with a vibrant pavement café ambience, and catering for the morning breakfast trade through to lunch, late afternoon and al fresco dinners.
Pieter Bloem, one of the owners of Bootlegger, says nearby office staff, locals and visitors to the area can now enjoy freshly roasted coffee and muffins, croissants and bread, or their choice of breakfast such as Eggs Benedict, homemade Birchers’ muesli and fresh-baked banana bread. Lunch includes hearty sandwiches, salads and the ever-popular no-bun burger, leaving room for a refreshing CBC draught beer, while late afternoon offers light tapa’s and a glass of wine, through to late dinner.
Also on the ground floor, Sorbet Beauty and Nail Salon is the lifestyle tenant, offering free gifts on Dermalogica and Environ purchases and 25% off all beauty and nail treatments until 25 July 2015.
Says Robyn Zinman, regional executive of Sorbet Holdings: “We are delighted to open in this exciting new development as our valued customers in the area now have access to more Sorbet stores conveniently located to enjoy the Sorbet experience. Guys are not neglected as a collection of treatments has been specially selected for them, while teens will love the salon’s breakout rescue facials and express manicures and pedicures.”
Occupying office space on the second and third levels, other tenants include Realfin – Realtime Financial Solutions, which is a market leader in alternative asset management, advisory and structured financial solutions catering for the institutional market and independent financial advisors. Hitch Digital is a media innovations agency specialising in digital media strategy and campaign management for a host of top local and global brands, and Zestcor Eleven is an established petrochemical sales, marketing, procurement and supply chain management company. In addition, Busii Business Intelligence Integrators, IT practitioners with significant experience in business intelligence and data warehouse applications, now occupy premises in the office component of Pam Golding on Main.
The professional team on the Pam Golding on Main redevelopment project were Vivid Architects, Alan Chandler and Associates – quantity surveyor, de Villiers Sheard – structural and civil engineers, Solution Station – electrical and mechanical engineers, Planning Partnership – town planners, and Isipani Construction – building contractors. Peter Golding expressed thanks for support for the project from the City, including the local councillor Ian Iversen and South Peninsula planning officials.
Parking access and exit from Pam Golding on Main is via Summerley Road, with 45 minutes’ free parking for Pick n Pay customers.
